North Curl Curl runs north from the lagoon and reserve, with streets climbing to elevated ground that catches the ocean breeze well before anything at sea level does. That elevation is the defining factor for roofs here.

Height and exposure work together

An elevated, ocean-facing street has nothing upwind to slow the air, so wind arrives at full strength and carries salt further inland than it would at the same distance behind a dune. Roofs on the high streets here see both: the mechanical load of wind on ridge caps, barge flashings and sheet ends, and the chemical load of salt on every fixing.

That combination produces a particular fault we see a lot. A ridge cap works loose under repeated wind loading, the pointing cracks and falls out, and then water tracks under the cap in the next onshore rain and into the roof space at the highest point on the roof. By the time it shows on a ceiling it has run a long way.

Mostly post-war brick and tile

The housing is predominantly 1950s to 1970s brick with concrete tile, plus a steady stream of second-storey additions and full rebuilds taking advantage of the view. Three things follow from that:

  • Original tile roofs across whole streets are reaching the end of their bedding and pointing life at roughly the same time
  • Many of those roofs have no sarking, which was normal practice at the time and means nothing between a slipped tile and the ceiling
  • Second-storey additions create new junctions between old and new roof planes, and those junctions are where the leaks are

Repair, restore or replace

If the tiles still ring solid and the problem is pointing and a scatter of cracked units, restoration is the economical route. If you are paying for a new leak every winter in a different part of the roof, that is a system that has finished, and replacement stops the drip-feed of repair bills.

We will tell you which, in writing, after a free inspection.
