Roof Repairs and Re-roofing Across the Northern Beaches

From the beachfront strip at Collaroy to the bush-edge streets of Belrose, we get on the roof, find the actual fault and put the fix in writing. Free inspection, no obligation.

The leak is rarely where the stain is

A brown ring on a bedroom ceiling in Dee Why, a cracked tile on the lawn after a southerly in Freshwater, rust streaks bleeding down a fascia in Collaroy. All three start somewhere other than where you can see them. Water gets in high, runs along a batten or a fold in the sarking, then shows up a metre or two away and a day later. Guessing from the driveway wastes your money, so every job starts with somebody on the roof.

We work across the Northern Beaches Council area, from North Head and the Manly headlands up the peninsula to Barrenjoey, and inland over the ridges to the Garigal bushland edge. Call (02) 8000 1949 for a free inspection and a written quote.

Two roofing environments, not one

For roofing purposes the Northern Beaches is really two places, and which one your house sits in decides what gets specified.

The ocean side. Manly, Freshwater, Curl Curl, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport, Avalon Beach, Whale Beach and Palm Beach all sit in salt-laden onshore wind. Salt settles on fasteners, cut sheet edges, valley irons and flashing laps, and keeps working on them every day it is not rinsed off by rain. The metal gives up long before the roof covering does. Wind-driven rain is the other half: a lap or an under-flashing that stays watertight well inland will let water track uphill on a beachfront roof.

The bush side. Frenchs Forest, Belrose, Forestville, Beacon Hill and Allambie Heights back onto Garigal National Park, the Manly Dam reserve and the gullies running down to Middle Harbour Creek. Belrose has Garigal on one flank and Ku-ring-gai Chase on the other. Up there the problem is organic rather than chemical: angophora and gum litter packing valleys, wet leaf mulch sitting against steel in gutters, and the ember exposure that comes with bushfire-prone land.

Between the two, drainage decides things. Narrabeen Lagoon and the steep ground behind Collaroy concentrate runoff, and the escarpment streets shed water onto the flats below much faster than a flat suburb would.

What we get called about most

  • Leaks around chimneys, skylights and wall-to-roof junctions where the flashing has lifted or the sealant has gone chalky
  • Corroded screws and cut edges on coastal metal roofs, often with rust blooming at the sheet ends first
  • Cracked and slipped tiles, and ridge capping where the pointing has crumbled and let water under the caps
  • Valleys and box gutters packed with leaf litter on the bush-edge streets, backing water up under the tiles
  • Rusted-through gutters, downpipes and fascia on houses within a few streets of the beach
  • Tired 1960s and 70s tile roofs that have reached the point where patching is no longer economic
  • Low-pitch and parapet roof forms on modern rebuilds, which leak in ways a pitched tile roof never does

The services we cover

Roof repairs for the one-off fault. Roof restoration when a tile roof is sound underneath but the pointing and surface are finished. Full roof replacement when it is past that, in tile or in Colorbond specified for the salt. Gutters, downpipes and leaf guard, which is where most bush-side jobs start. Storm and emergency work when the weather has already done the damage, and written roof inspections and reports for buyers, owners and insurers.

How a job runs

  1. You call or send the form. Tell us the suburb, the roof type if you know it, and what you have noticed.
  2. Free inspection. Somebody gets on the roof and into the roof space where access allows, photographs the faults and checks the things that cause the fault you rang about, not just the symptom.
  3. Written quote. A plain list: what needs doing now, what can wait, what it costs. No obligation and nothing to sign on the day.
  4. The work. Scheduled around the weather, because nobody should open up a roof on the beaches with a front coming in.
  5. Written workmanship warranty on the completed job.

Work is carried out by established, licensed and insured roofing contractors working to NSW Fair Trading requirements.

What moves the price

Nobody can quote a roof honestly over the phone, and any figure given before an inspection is a guess. What actually changes the number is roof size and pitch, the covering, how far the damage has spread once the first tiles or sheets come off, and access. Access matters more here than people expect: a cliff-side house at Whale Beach, a split-level block dropping away toward Middle Harbour at Seaforth, or a narrow Queenscliff street with nowhere to stand a scaffold all add time before a single screw is turned.

Specification is the other lever. On a block a short walk from breaking surf, the right fixings and flashings cost more up front and are the reason the roof is still sound in fifteen years.

FAQs

Frequently asked questions

Why do roofs this close to the surf need different hardware to the rest of Sydney?

Airborne salt settles on screws, cut sheet edges, valley irons and flashing laps and keeps corroding them every day it is not rinsed off by rain. Standard inland fixings can rust out while the sheeting above them is still sound, so the roof fails at its fasteners. On exposed coastal blocks we specify corrosion-rated fixings and flashings matched to how far the house sits from breaking surf.

My ceiling is stained but it has not rained for a fortnight. Is that still a roof leak?

Usually yes. Water that got in during the last heavy weather can sit in insulation or run along sarking and a batten before it finally wets plaster, so the stain appears late and in the wrong spot. It can also be condensation in a poorly ventilated roof space, which is common in low-pitch rebuilds. An inspection tells the two apart, because the repair is completely different.

Do you work on both sides of the peninsula, or only near the beaches?

Both. We cover the ocean-side suburbs from Manly through Freshwater, Dee Why, Collaroy and Mona Vale up to Palm Beach, the Pittwater side at Bayview and Church Point, and the inland Forest suburbs including Frenchs Forest, Belrose, Forestville, Beacon Hill and Allambie Heights. The faults differ between those areas, so the quote reflects where your house actually sits.

On a Northern Beaches roof, what does the free inspection actually cover?

We get up on the roof rather than assessing it from the ground, check the fixings, flashings, valleys, ridge line, gutters and the roof space where there is access, then write down what we found. You get a plain list of what needs doing now, what can wait a season or two, and a price. There is no cost and nothing to sign.

How quickly can someone reach a leaking roof on the peninsula?

Call (02) 8000 1949 and describe what you can see. Active water coming through a ceiling gets priority and is usually handled as a make-safe first, so the roof is covered and the house is dry before anyone talks about a permanent repair. Permanent work is then scheduled once the weather allows a proper job.
