The most exposed roofs we work on

Whale Beach sits in a steep amphitheatre between Avalon Beach and Palm Beach, with houses built into the cliff slope on both sides and nothing between them and the open ocean. If there is a harder environment for a roof in Sydney, we have not worked on it.

Two things follow. Specification is not a preference here, it is the difference between a roof that lasts and one that does not. And access is a genuine engineering question rather than a line item.

Specification at this distance from the surf

BlueScope publishes exposure bands for marine environments, and the roofing figures are tight. Severe marine roofing — broadly 100 to 200 metres from breaking surf — points to COLORBOND Ultra steel. Inside roughly 100 metres the recommendation moves to stainless roofing products. Those distances are manufacturer guidance rather than a mapped line, and the published notes make clear that prevailing winds and unwashed areas affect real performance.

Fasteners follow the same logic. Class 4 coated screws under AS 3566 are the normal coastal specification, and manufacturer guidance advises against relying on Class 3 within a few hundred metres of surf. Metal compatibility matters too — stainless fasteners are not compatible with standard or Ultra Colorbond sheeting, so the combination has to be chosen deliberately rather than by instinct. The metal and Colorbond page goes through this properly.

Access on the cliff streets

Roads here are narrow and steep, driveways are tight, and the ground frequently falls away several storeys below a roof that is single-storey from the street. Expect scaffolding, edge protection and harness work, expect material handling to take real time, and expect nowhere obvious to put a skip. We would rather plan that in advance than discover it on the morning.

What the exposure actually looks like

Rust starting at every screw head rather than in patches. Cut sheet ends gone before the middle of the sheet. Flashing laps opened up by wind-driven rain. Gutter interiors eaten from the inside. Salt crust in the sheltered pockets that rain never reaches. Timber fascia and exposed structural elements weathering faster than anyone expects.
