Two exposures within a few hundred metres
Manly is unusual even by Northern Beaches standards: the ocean beach on one side, Manly Cove and the harbour on the other, and North Head closing the whole thing off to the south. A house on the ocean-facing streets takes direct salt drift off the surf. A house of identical age three blocks across toward the Cove is in marine air without the surf, which is gentler but far from benign. The fixings and flashings that are right for one are not automatically right for the other.
Housing runs from Federation and inter-war semis with terracotta tile, through 1960s and 70s walk-up brick flats with low-pitch metal or concrete tile, to contemporary apartments and heavily renovated cottages with parapets and concealed drainage. Parts of Manly also sit within heritage conservation areas, so material and colour changes are worth checking against Northern Beaches Council controls before anything is ordered.

- Corroded fasteners and rusted sheet ends on the ocean-facing streets, often while the sheeting itself still looks sound
- Flashing failures at chimneys, skylights and wall junctions, where onshore wind drives rain uphill into the lap
- Crumbling ridge pointing on the older tiled semis, letting water straight under the caps
- Low-pitch and flat roofs on walk-up blocks: membrane wear, parapet upstands and box gutter outlets that cannot pass the flow
- Blocked and undersized gutters on narrow blocks where there is nowhere for overflow to go but inside
Strata roofs
A large share of Manly roofing is common property. That changes the process more than the work: an owner with a leak needs a document the owners corporation and strata manager can act on, covering the whole roof rather than just the affected unit. A written roof inspection and report is usually the fastest way to get a committee moving.
