Queenscliff occupies the narrow strip between the Queenscliff headland, the northern end of the Manly beachfront and the lagoon outlet behind it. It is a tight suburb: small blocks, narrow streets, buildings close together, and a lot of apartment and duplex roofing packed into a small footprint.

Access is the first problem, salt is the second

On many Queenscliff streets there is simply nowhere to stand a scaffold or put a skip without taking the road. That has to be planned before the job rather than discovered on the morning, and it is part of why access shows up as a real line in the quote here.

Then there is the exposure. Roofs a short walk from the sand take salt drift straight off the surf, and the sheltered pockets between closely spaced buildings are exactly the areas rain never rinses properly, so deposits sit and keep working on fixings and gutter interiors.

Lagoon side, drainage side

Behind the beach, the land flattens toward the lagoon and the creek line, which changes the priority. Here, roof drainage capacity matters more than corrosion. Undersized gutters, too few downpipes, and stormwater connections that cannot take the flow during heavy rain all show up as overflow at the worst possible moment. On a small block with the house close to the boundary, overflow has nowhere to go but back against the wall or inside.

Common jobs

  1. Rusted gutter and downpipe runs on anything that has not been renewed in decades
  2. Flashing and parapet work on flat-roofed and low-pitch unit blocks
  3. Ridge pointing on the older tiled houses and duplexes
  4. Membrane and box gutter faults on walk-up flats, where the roof is common property and needs a written report for the owners corporation
  5. Gutter resizing and additional downpipes on the flatter lagoon-side streets
