A roof in Frenchs Forest has a different working life to one at Dee Why or Collaroy, and the reason is the bush. Garigal National Park wraps the western and southern side of the Forest, running from Middle Harbour Creek north toward Mona Vale Road and east to the Wakehurst Parkway and Deep Creek. Most of Frenchs Forest sits in or against that canopy.
Organic, not chemical
The failure mode here is blockage rather than corrosion. Gum and angophora litter builds up in gutters and, more importantly, in valleys. A valley carries the concentrated flow from two roof planes; pack it with wet leaf and the water level rises above the tile edges on both sides and runs sideways into the roof space.
Because the entry point is high and the water travels along battens and sarking folds, the ceiling stain can appear in a room nowhere near the valley. People chase that stain for months. The actual fix takes an hour once somebody has looked at the right place.
What we recommend in the Forest
- Twice-yearly clearing of valleys and gutters, and after any windy spell, because gums shed in bursts
- Leaf guard chosen for the litter — a profile that sheds long leaf, not a flat fine mesh that collects it
- Checking valley irons for rust, since wet mulch sitting in a valley corrodes it from the inside
- Confirming sarking in the roof space, which is both a leak defence and a bushfire requirement
Bushfire-prone land changes the specification
Where a property is on mapped bushfire-prone land, construction must meet AS 3959, which for roofs means non-combustible coverings at every BAL rating, full sarking on tiled roofs across the common BAL ranges extending into gutters and valleys, and non-combustible gutter and valley protection. That is not an optional upgrade; it is the standard that applies. Northern Beaches Council publishes the bushfire-prone land mapping, and a site-specific BAL assessment is what determines the detail.
The housing
Largely 1960s and 70s brick with concrete tile, including a lot of split-level homes on sloping bush blocks with multiple roof planes and plenty of valley length, plus newer rebuilds around the hospital precinct and along Forest Way.
