Bush on both flanks

Belrose is bordered by Garigal National Park on one side and Ku-ring-gai Chase National Park on the other. No other suburb we work in is quite so thoroughly surrounded, and it shapes every roofing decision made here.

Two consequences. First, the leaf load is heavier and more persistent than anywhere else on our list. Second, a large proportion of Belrose land is mapped as bushfire-prone, which turns roof work from a maintenance question into a compliance question.

What the bushfire rules mean for a roof

Where a lot is on bushfire-prone land, construction has to meet AS 3959 for the BAL assessed at the site. For roofing, the consistent requirements are:

  • Roof tiles, roof sheets and roof covering accessories must be non-combustible at every BAL rating
  • Tiled roofs across the common BAL ranges must be fully sarked, with the sarking covering the entire roof area including ridges and hips and extending into gutters and valleys
  • Gaps at ridges, hips, barges and valley ends need closing against ember entry
  • Gutter and valley leaf protection is part of the ember strategy, which rules out combustible guard products

Northern Beaches Council publishes the bushfire-prone land mapping for the area. Check your own lot and get a BAL assessment rather than assuming, because the requirement scales with the rating.

The everyday work

Away from compliance, Belrose roofing is dominated by leaf management on large bush blocks. Angophora and gum litter fills valleys and gutters, holds water against metal and corrodes valley irons from the inside. Split-level and multi-plane houses on sloping blocks have a lot of valley length, so there is a lot to keep clear.

The housing runs from 1960s and 70s brick-and-tile through to substantial modern homes on acre-style blocks, with the usual pointing and bedding work on the older tile roofs and more sheeting and flashing work on the newer ones.
